Overview:

On behalf of our client, we are looking for an analytic and driven PPC Specialist to lead strategic planning of UK paid ads. You will be lowering the cost per acquisition whilst increasing leads across the property industry.

Duties & Responsibilities of the Senior PPC Specialist:

  • Oversee any ongoing deals though case management. This will be done by liaising with the case manager and keeping contact with the vendor during the conveyancing process.
  • To nurture stable and ongoing relationships in order to encourage repeat customers
  • Chase and follow up on leads and opportunities at various stages of the sale, such as when agreements have been sent but not signed.
  • Prepare material for investors, liaising with the virtual assistant to ensure opportunities are sent out in a timely and proper fashion.
  • Adding to the CRM system keeping effective notes and ensuring the system is up to date.
  • Maintaining positive business relationships to ensure future sales.
  • Expedite the resolution of customer problems and complaints to maximize satisfaction.
  • Achieve agreed upon sales targets and outcomes.
  • Supply management with reports on customer needs, problems, interests, competitive activities, and potential for new products/services
  • Take ownership for the creation and development of all PPC activity.
  • Set up paid search campaigns by conducting in depth keyword research, writing relevant ad text, and creating relevant landing pages to maximise conversions.
  • Optimize bidding at keyword, placement, device, geographic, demographic, and other levels
  • Plan, manage and maintain active campaigns within a defined budget, whilst achieving a target cost per lead.
  • Constantly able to spot new opportunities from new keywords or trends, to identifying new potential platforms.
  • Set up, manage, and improve social campaigns.
  • Write engaging and concise copy to modify CTAs on ads to boost click-through-rates and landing pages to boost conversion rates
  • Monitor, evaluate, and present the performance of campaigns by generating weekly and monthly performance reports to clients analysing trends, goals, opportunities, and other key performance indicators
  • Handling budgets of several thousands of pounds per day and dealing with performance targets.

Person Specification of the Senior PPC Specialist:

  • Strong sales skills and ability to negotiate are essential.
  • Ability to build rapport with others in a short period of time, finding common ground and being able to genuinely connect with people.
  • Strong communication skills, ensuring everyone is communicated with thoroughly and efficiently throughout all processes.
  • Positive mindset and upbeat attitude, bringing value to both clients and the sales team.
  • A good attitude towards organisation and efficiency
  • Knowledge within the property industry is also preferred.
  • You will need to be able to work in a fast-paced environment and analyse information and financial figures
  • Experience handling budgets of several thousands of pounds per day and dealing with performance targets
  • Enthusiastic, results-driven & passionate about digital marketing
  • Strong ability to present ideas and optimisation opportunities to deliver fast and profitable results.
  • Highly analytical, data driven with strong reporting skills and knowledge of Microsoft Excel.
  • Organised, with a good eye to detail and a mind of an effective problem solver.
  • Proactive team player, able to work individually and as part of a team.

Requirements of the Senior PPC Specialist:

  • A minimum of 3 years’ experience in PPC. 
  • Google AdWords and Google Analytics certified would be advantageous.
  • Analytical thinker, who enjoys working with data and numbers daily.
  • Any relevant experience working in marketing in the Property Industry is desirable.
